3 — General: House Rental Offers



The residential homes at Baan Sammi are thought as a retreat for people who prefer a quiet life in a natural surrounding. Here, there is no hustle and bustle from tourists, as I do neither run a hotel or hostel, nor a guesthouse or a typical Thai resort. Further, I do not run a restaurant, bar or pub.

At Baan Sammi, 4 residential homes are offered for long-term rent (3 months – 3 years). Usually the tenants are foreigners, or Thai–foreigner couples. There are several reasons for people who want to stay here:
• they find a perfect home for their retirement, or
• they want escape the long cold season during autumn and winter of the northern hemisphere, or
• they are artists, writers or Internet nerds and require an inspiring, peaceful environment and some workspace, or
• they are businessmen and need a retreat in South-East Asia with good flight and Internet connections, or
• they are global travelers and need a base camp to stay for a long period in the north of Thailand to explore people, culture and nature.

Occasionally and temporarily, some of the residential homes may be available for short-term rent (1 to 3 months). Then these homes are appreciated by travelers, mainly by those who prefer a quiet, natural environment off the centers of busy touristy areas, but not too distant from the city of Chiang Mai with its amenities.

All houses are in an unpretentious contemporary Lanna (northern Thai) style, each of unique design and specific character. All houses are surrounded by a decorative private garden and separated by lush tropical vegetation to secure privacy and quiet. The entire property is fenced and gated, whereas private spaces around houses are delimited mainly by plants and pot plants. The large natural community garden has tall shady trees and comprises a large and deep natural swimming pond. All houses are fully equipped for self-catering; they have a private kitchen or kitchenette. All houses are fully furnished for monthly and quarterly rent, and partly furnished for half-year rent and longer.

Destinations can be reached by bicycle, motorbike/scooter, car, or by public transportation from the street adjacent to the main gate. The nearest villages are within walking distance and have small grocery shops and food stalls. Within the distance for a bicycle ride, many shops, markets and restaurants can be reached. The district center, Doi Saket, is 4 mi (7 km) distant, and the city limit of Chiang Mai 9 mi (15 km).

The rental rates vary depending on the type of house, season and length of stay, and number of people. There are monthly rates, and rates for longer stays. The rates for rentals and their utility costs are listed for every house type in tables:

This unit of bungalow and pavilion is ideal for a single person, a couple or a small family as well. It com­prises full kitchen and laundry facilities and a spacious private garden with fragrant trees and bushes. Beauti­ful views from every window of the bunga­low, from the garden and pavilion.

The name of this bungalow refers to Plumeria (Apocynaceae), an ornamental tree with fragrant flowers, of which several kinds are grown in the garden. The tree is also known under the common names Frangi­pani, Pagoda Tree, and in Thai ลั่นทม (Lanthom).

PLACE: On elevated ground nearby the big pond, with view over the whole length of the pond towards northern direction.

SIZE OF LIVING AREA: Internal area 947 ft² (88 m²), plus ex­ternal sitting area (roofed but not screened) 474 ft² (44 m²), plus private garden area about 240 yd² (200 m²). The name of this bungalow refers to Dillenia (Dilleni­aceae), a wild native tree, of which several plants grow nearby the pier next to the bungalow; Thai name is ส้าน (San).

PLACE: On elevated ground adjacent to the big pond, with view over the whole length of the pond towards southern direction.

SIZE OF LIVING AREA: Internal area 388 ft² (36 m²), plus ex­ternal sitting and garden area.

CAPACITY: Designed for a single person or a couple (standard and maximum occupancy).

BUILDING: A detached bungalow, built in 2007. The bungalow with level of concrete base raised above ground; walls made of bricks and concrete blocks, the bed­room (air-con) with cavity double wall for superior heat insulat­ion. Floor is of tiles/stone. The roof is in­sulated with foil against heat and the attic has open­ings on the top of the roofs for air circulation. The name of this pavilion was chosen for its ideal place con­templat­ing the moon being re­flected on the water-surface of the adjacent pond.

The second storey is a verandah with railing around, the third storey com­prises one room sur­rounded by a further verandah with panoramic views. This rustic chalet consists of 4 parts: The interior of (1) Clerodendrum Chalet West and (2) Clerodendrum Chalet South, which both are private and not available for rent, (3) a roofed, veranda-like sitting area, with dining room, kitchen and bathroom, and (4) an adjacent outdoor sitting area.

The sitting areas are part of the community area for every tenants and guests. The roofed sitting areas are with ceiling and wall fans, the outdoor sitting areas are with umbrellas, floor fans, and barbecue equipment.

The dining room can also be used by the community. The room has large mosquito-screened windows providing nice views over the garden, and a wall fan. The dining table is for up to 6 people. The room has a laptop friendly workspace for temporary use; in addition to WiFi, there is a LAN plug. With an extended cable, LAN can be used within the outdoor sitting area, too.

Between dining room and Clerodendrum Chalet South, there are bathroom, kitchen area and laundry space. The bathroom (with toilet and hot shower) is usually for private use. The kitchen is roofed but open-spaced, equipped with two wall fans, and usually for private use. The washing machine behind the bathroom can be used by a tenant if there is no washing machine in the rented house.

The name of these chalets refers to Clerodendrum (Labiatae, mint family), a wild native openly spaced bush with white fragrant flowers (February–March), which grows abundantly in front of the chalet; Thai name is นางแย้ม (Nang Yaem).

11 — Property Area and Facilities

PROPERTY AREA:

The property is about 4 rai large (almost 7,000 square meters, or 1.7 acres), almost rectangular and flat, some areas are slightly raised and sloped. The environ­ment was designed to give nature a refuge, and has become the habitat for numerous native animals. There is one big pond, four small ponds, canals, gazebos, pathways, a driveway, and lush vegetation, both wild and planted. The driveway, pathways and gazebos invite you to stroll around and relax. Several places are suitable for barbecue.

Only the big pond (Dragon's Paddling Pool) is suitable for swimming, boating, and fishing. This pond is seven meters (22 ft) deep, with steep banks, and connection with groundwater. There is no inflow of surface water from public canals. During the long period of dry season, the water level will not decrease as groundwater from an over 100 meters (330 ft) deep well will be pumped into the ponds. The entire banks of all ponds are of natural vegetation and should not be entered. There are many fish of different species in the pond. The natural self-cleaning of the water is balanced with natural input of leaf-litter. The pond will not silt up or become overgrown in the next 50 years. The trees around the pond are tall, some are over 20 meters (65 ft), so that much of the banks and parts of the water surface is shaded. The pond has no algae. As the soil consists of loam and clay, there are tiny particles that can float in the water and do not sink easily, which causes the pond looking turbid with a view not deeper than half a meter (2 ft) from water level. There is no leech neither on land nor in water, and there have never been any waterborne diseases. Access to the pond for swimming and boating is by piers only.

Although the resort area is not a mosquito heaven, simple pre­cautionary measures, chiefly in the even­ing, are recommended. At night, no mosquito net covering the bed­stead is necessary as the interior of all houses is fully protected by mosquito screens on doors, windows and other openings.

I have outdoor pets on the property, one dog and cats, so I can not allow further pets from guests and tenants to stay on the property.


PROPERTY FACILITIES:

Available to all houses at Baan Sammi is electricity, Inter­net (Wi-Fi), mobile phone signal, drink­able tap water, bottled drink­ing water, ground-water for irriga­tion. A few houses have in addition gas (for cooking and/or shower), and LAN-Internet.

A small row­boat for 1-2 persons is avail­able. Several places in the garden are suitable for barbecue, and a barbecue equipment is available.

A community sitting area, both a roofed and a non-roofed living-space, is available next to the chalets, and is for general use, e.g. for break­fast, dinner, socializing. I do not run a restaurant at Baan Sammi, but on request you can occasionally have breakfast and choose Western type or Thai type breakfast, or fruits of the season. On request and if ordered in advance, Thai meals for lunch and dinner can be occasionally offered, too.

Three houses have an own washing machine. Usage of a washing machine near the chalets is possible if there is no wash­ing machine in the rented home. Iron and ironing board is available on request. Further, an external laundry service can be offered.

A food delivery service from a nearby restaurant is available 6 days per week. There is a variety of meals offered, e.g. Thai meals as well as Western meals including pizzas. This service is free-of-charge.

A grocery delivery service from TescoLotus is available online and daily. This service is free-of-charge if an order exceeds the minimum total value.

Every afternoon a female cyclist passes the village road and offers a grocery delivery service. Let her stop and you can shop.

Bicycles can be made available for your whole stay. They are suitable for shopping in nearby villages and to explore the vicinity.

A motorbike can be made available by day. For longer trips, or use over a longer period, I can help you to get a motorbike rented from the city.

For trips to the city using public transportation, I can arrange to get you a shuttle service by saleng to the main road, from where you can switch to the fixed-route song-thaeo that services the route from Doi Saket to the city of Chiang Mai and back.

A very convenient app-based car-sharing service is available from Grab that can reach any destination in Chiang Mai at low fares.

For any trips, a driver with car can be hired, e.g. for trans­portation to and from air­port, rail­way station, bus station, for shopping and sightseeing. I can recommend you a certain driver who is well experienced, knows well the vicinity and wider areas, and can talk to you in fluent English.





12 — Vicinity of Baan Sammi




Eastern mountain range at sunset

LOCATION:

Baan Sammi is located only about 15 kilo­meters (or 10 miles) north­east of Chiang Mai, within the district of Doi Saket. Chiang Mai is the second biggest city of Thai­land, located in the north.

Roughly locating Baan Sammi on online maps is easiest on the Map of Chiang Mai and Vicinity: You will find Baan Sammi situated within grid square E8. On Google Maps, you will find Baan Sammi, by just searching for "Baan Sammi". Further, you can view the area of Baan Sammi on Google's Satellite Aero-Photo­graphy.


VICINITY:

Baan Sammi is situated bet­ween two rural villages. Huge rice-fields, numerous irrigation ditches, canals and some streams hemmed by natural vegetation, scattered small rural villages with wooden houses and farm gardens are characteristic features of this not much developed landscape.

Northern hills

This area is part of the Chiang Mai inter­mountain basin, a widely broadened valley of the Ping River (see Google Satellite Aero-photo), little more than 300 meters above sea-level. The basin is about 25 kilometers wide and delimited by the western mountain range (foothills of Doi Suthep bordering the City of Chiang Mai), eastern mountain range (foothills bordering the district village of Doi Saket), and northern hills (beyond San Sai and Doi Saket with the Mae Kuang Dam). The hills and mountains can be seen from the resort at clear sight, nearly every day except on hazy days during hot season.

Baan Sammi, and the access roads to Chiang Mai and Doi Saket, are passable year-round and located in an area which is not prone to flood.


ROUTES FOR TRANSPORTATION:

Baan Sammi has direct access to a small sealed village road with little traffic. This village road connects to a country road (with little to moderate traffic), running into the busy Chiang Mai – Doi Saket High­way (#118), which is the main road to connect with Chiang Mai by car, motorbike, and public transportation.

TRANSPORTATION:

Car and motorbike are the most suitable and independent means of private transportation. Bicycles are good for short distances, usually within 10 kilometers, e.g. for shopping in Doi Saket.

If no own vehicle is available, public transportation from the street adjacent to our property is easy and cheap, though it might be complicated initially. Convenient and not expensive is a ride by Grab, an app-based online car sharing service. There is also a fixed route for song-thaeos between Chiang Mai and Doi Saket on the Highway (#118). The best point a song-thaeo can pick you up or drop off is near the village Ban Nam Phrae (street view of exit point). You can choose a saleng or bicycle to connect between Ban Nam Phrae and Baan Sammi.

Bicycle: Due to subtropical climate rather than distance, hiking and biking is not the favorite mode of transportation for most foreigners as well as Thais. Further, there is a total lack of bicycle-friendly city infrastructure and drivers' awareness of cyclists (and pedestrians). However, there is a close-meshed net of small sealed country roads with very little traffic, that can well be used by cyclists, flat through­out in the Chiang Mai inter­mountain basin, and of not steep gradients in the nearby foot-hills. Bicycles are available in the city for rent. Two bicycles for short distance rides are occasionally available at Baan Sammi at specific terms. Chiang Mai Big Map by Finder Map, 2007, a very help­ful map for cyclists, and for those who like riding a motor­bike off the busy main roads, is available at Baan Sammi but possibly out-of-print.


FACILITIES IN THE VICINITY:

Small shops can be found in all villages around. Local markets, open daily or on certain days of the week, can be found in Ban Pa Pong, Ban Bo Hin, Doi Saket, and in many other villages.

There are small food stalls and restaurants in many villages, mostly opened on certain hours every day. Thai restaurants can be found in and between villages, most often located on country roads or higher ranking roads. Also, several restaurants with western food can be found in the district of Doi Saket.

In the district village, Doi Saket, there are several banks, a post office and a hospital.


HOLIDAY FACILITIES IN THE VICINITY:

A network of small sealed country roads, cover­ing a huge area, invites for trips by motor­bike and bicycle. Destinations: Mae Kuang Dam and other dams, San Kam­phaeng Hot Springs, Muang On Cave, national parks (e.g. Mae Takhrai), Buddhist temples (e.g. Wat Doi Saket and several isolated monasteries on hills), resorts with restaurants and swimm­ing pools (e.g. Wang Than Resort), specialty restaurants (e.g. German Restaurant), Tao Garden and Spa, Thawichon Botanical Garden, horse riding, fitness center, handi­craft villages (e.g. Bo Sang, for Sa paper, umbrellas, teak furniture, silver, Thai silk), Celadon manu­factories, air excursions (hot air balloon, para­gliding and others), Chiang Mai - Lamphun Golf Club.


FACILITIES IN CHIANG MAI AND VICINITY:

Chiang Mai, the biggest city in the north of Thai­land, offers all establish­ments and public utilities. For detailed tourist inform­ation about Chiang Mai, One Stop in Chiang Mai might be a good choice for a first general survey.

The Chiang Mai International Airport (CNX) is centrally located, south-west from the old city, only a few minutes ride by car. There are many daily flights between Bang­kok and Chiang Mai, many national destinations can be reached from Chiang Mai, and there are flights to neigh­boring countries, too.

The train station is located a few kilo­meters east of the old city. The State Rail­ways of Thai­land connect Chiang Mai with Bangkok. There are several trains daily, both day and over night trains. Seats can be booked online.

There are many department stores and super-markets with both western and Thai goods. Easy to reach are BigC Extra, Rim Ping, and Tesco Lotus.

The supply with hospitals, physicians and dentists is good.

There are several international schools (and one German school).

Several consulates are present in Chiang Mai, e.g. US, British, Australian, German, Swiss, Austrian.

There are plenty of car rental services in Chiang Mai. Many inter­national car rental companies offer services at or near the Inter­national Airport.


HOLIDAY FACILITIES IN CHIANG MAI AND VICINITY:

The old city of Chiang Mai, surrounded by a city wall and moat, is worth seeing. It is famous for its numerous old Buddhist temples. Night Bazaar and the Sunday Street Market should not be missed, but there are numerous other sightseeing destinations. Chiang Mai offers all amenities, from night life, bunji-jumping and hot balloon flights to visits of museums, zoo and night safari park.
